Comparative Market Analysis
The first step in the marketing process is the preparation of the Comparative Market Analysis.  The analysis is derived from recent comparable sold properties.  All such properties sold within the past few months are studied and compared with your property.  The information of three to five of these properties are also entered into a real estate specific appraisal software program which compares the comparables to your home, creating an extremely detailed analysis, and finally arriving at a proposed sale price. 

In addition to researching the recent sold properties, Jon personally previews the active listings that would be in competition with your home. 

Determining the proposed list price is certainly not an exact science, as no two properties are exactly alike, and it is only after a detailed examination of comparable properties, adding or subtracting dollar adjustments as appropriate to the sale prices of the comparables is an estimation of value possible. 

 

Professional Photography
Digital photos are taken of both exterior and interior, becoming the foundation of the marketing program..

"Virtual Tours" are taken when the size of the house is appropriate.  Several 360 degree scenes will be taken for presentation in the Multiple Listing Service and on the Internet.


Multiple Listing Service

The property will be presented in the Denver Metro Multiple Listing Services computer, making it available to every Realtor in the Denver Metropolitan area, including Realtor.com and REColorado web sites.


Internet 

At the most recent count, 84% of homebuyers used the internet in searching for their next home.  Because of this astounding figure, a great deal of emphasis is placed on internet marketing.    The number one web site utilized by most of the buying public is Realtor.com, attracting about 14 times more buyer traffic than its competition.  All of Jon's listings are placed on this web site, with professionally taken interior and exterior photos.  A very unique "animation" is also built into the site, which has been responsible for increasing traffic to these animated site

Flyers and Brochure Box

From the professional photos taken, a glossy color two-sided flyer will be created on heavy paper for placement in the home  Text will also be inserted throughout the flyer describing the special features.  It is a known fact that since the purchase of a home is based mostly on emotion, the use of attractive photos do most to sell the property than anything else.  Identical black and white flyers will be produced to fill the brochure box attached to the yard sign.  Again, it is a known fact that even when working with Realtors, buyers drive their favorite neighborhoods on their own, searching for their dream home, and for this reason, the ability to pick up a beautiful, pictorial flyer is of great benefit to them, and you the seller.  If they have any questions about the home, Jon's cell phone number is listed on the flyer, allowing them to call and reach him instantly.  By the way, Jon uses only his cell phone for his business number, thereby always reachable in seconds.


Extensive Client Reporting

Since Jon started his real estate career in 1978, he has always been keenly aware of keeping his clients informed.  The sale of your home is a major experience, and one which you the seller should be regularly updated.  This is a joint venture between you and Jon, with both working hard to achieve a common goal...the sale!  The following are ways in which you will be kept appraised of the marketing process:

Post Showing Phone Call:  Following each showing, Jon will personally call the showing agent, and interview them, finding out what they and their buyer thought about the property.  What did they like or dislike?  If they are not interested in writing an offer, why not?  What did they think about your home in comparison with the other properties they had seen, and most importantly, what did they and you the showing agent think about the price in comparison to the other listings?  Notes are taken, and this information will be relayed to you.

Biweekly Written "Feed-back" Summary:  Every other week a written summary of the showing comments will be prepared and mailed to you, illustrating exactly what the buyers and Realtors thought about your home.  Although you have heard these comments verbally, it is sometimes more meaningful to see them in writing, and perhaps highlight some comments that keep appearing, perhaps indicating a persistent problem which may or may not be able to be remedied.

Weekly Market Report:  Each week you will receive an e-mail containing photos and information relating to the current active listings in your area with which you are competing, and those that have sold during the past week.  The purpose of this is to keep you informed about market conditions, what's selling, what prices have been reduced, what new listings have come on the market, and what has sold.  The goal here is to keep you appraised of what's happening in the market, so that when you do receive an offer, you will have a good feel as to how to respond.

Weekly Mortgage Rates Report:  A report will be e-mailed weekly listing the current mortgage interest rates.

Real Estate Related News:  In an attempt to keep you the seller educated as to present market conditions, real estate related news articles will be e-mailed to you.  Again, when that offer does present itself, you will have further information relative to market conditions, enabling you to respond in such a way that you will sell your property, and maximize your profit.  Naturally, you will also have Jon's input and advice, based on his more than 25 years experience.


Office Preview

Shortly following the listing of your property, The Kentwood Company at Cherry Creek office (approximately 52 brokers) will preview your home.  This office tour is somewhat unique in today's real estate world,  for as individual companies decline in overall numbers, and grow larger in size, many have stopped touring their listed properties.  However, The Kentwood Company At Cherry Creek continues to feel that touring is essential for the proper representation of their clients properties.  If a broker is to speak intelligently about the property to prospective buyers calling into the office, they must have seen it.  Quite often, following the preview will discover that they have a buyer for which the new listing would be perfect, and sell the property right away...only because they had a chance to see it.  Incidentally, as an incentive for a Kentwood agent to sell a Kentwood client's property, the selling Kentwood agent receives a bonus from the Kentwood listing agent.  This is a written policy of the Company, which obviously encourages Kentwood agents to sell Kentwood listings, a practice not found in other companies.


Relocation Referrals
"RELO" Affiliation:  The Kentwood Company is affiliated with RELO, the largest relocation organization of independent real estate companies in the world.  RELO is comprised of approximately 700 participating brokerages, totalling over 3,500 offices throughout the nation.  Last year this network produced a sales volume of over $245 billion, making it the leader among the top 500 companies in the U.S.  The membership provides The Kentwood Company with quality incoming buyer and seller referrals. 

Last year The Kentwood Company received 720 incoming referrals. 

Relocation Companies:  National companies dedicated solely to the relocation of corporate employees make up another important part of the Kentwood referral system.  Most national and international firms contract with these relocation companies to ensure that the transfers of that company's employee is handles in a expeditious and professional manner.  Last year The Kentwood Company received 252 referrals from such relocation companies.
